Project Description

The project entails converting the former ShopKo building at 13414 E. Sprague Ave, Spokane Valley, WA into the new Trader Joe’s store (anticipated store number #296). Permitting records show that a commercial tenant improvement permit has been filed with the City of Spokane Valley for this location.

The building is approximately 21,500 square feet (per public record) and sits in a retail node along the Sprague Avenue corridor, offering an existing surplus retail building stock ready for repositioning.

Project Goals & Scope

Primary Objective

Establish a flagship Trader Joe’s footprint in the Spokane Valley market to better serve eastern Spokane County and broaden the grocery-retail offering in the region.

Scope of Work

  • Tenant improvement of the existing shell: re-fit interior layout (sales floor, back of house, refrigeration/freezer areas, receiving dock, offices, restrooms).
  • Exterior upgrades: new storefront signage, façade refresh, landscaping upgrades, parking lot modifications as required by code and brand standards.
  • Site utility upgrades and code compliance: ensure the property meets current mechanical, fire, ADA, stormwater, and electrical standards under the City’s commercial permit review.
  • Operational readiness: build-out of store systems (POS, security, refrigeration, fixtures, staff facilities), staffing logistics, opening preparations.

Strategic Importance for our Region

This will mark the first Trader Joe’s located within Spokane Valley municipality (distinct from the two existing Spokane City stores).

The new store will strengthen the retail-anchor mix in the Valley, enhancing walk- and drive-in customer capture, and may serve as a catalyst for surrounding redevelopment or infill retail growth.

It will enhance local job creation—both in construction and permanent store staffing—and increase grocery-retail competition, potentially raising service standards and reducing economic leakage.

Finally, it adds to the “destination retail” appeal of the Sprague corridor, aligning with Spokane Valley’s broader economic development goals.
